We stayed here for 5 days, 4 nights. After traveling for a day and a half to reach Edinburgh, we arrived in the city around 10am. Check in is normally 2pm but I had requested an early check in for 12noon. After a bit of back and forth we got to check in early thankfully (as we were exhausted) and was given a room on the 2nd floor. While we were grateful for the early check in we did change rooms the day after as the heater was not working, and we were awoken by construction noises below. The second room we received was on the 3rd floor far from construction noises and the heater worked! The remainder of our time at the hotel was great! The hotel is location right in the center of everything and is within walking distance of all the sights you would want to see. I also choose this location as it was close to many of the meeting points for our day tours. I recommend this hotel if you want to be close to everything and if you get a room away from the construction at the front.

Currently having building work and would rather you didn't know. We left after 1 night. Paper thin walls and bedroom doors wit Dooor closers that are poorly fitted and bang every time someone goes in or out there room and can be heard throughout the floor. The manager did apologise but said it was down to head office not to tell people about the works. Just to top it off short staffed in the kitchen and was greeted to an over cooked breakfast.

Follow up review: No heating or hot water this morning so had stone cold shower. The weather is awful so I really wanted a warm room and a hit shower. Reception acknowledged that the system was broken and that mechanics had been called. What really annoyed me: No apology. No offer of compensation! Just matter of fact "we have no hot water in the hotel." AVOID

The hotel is in a fantastic location, on Grassmarket and close to all the tourist hotspots. The beds were very comfortable (medium hardens and a twin room contained two double beds). The rooms had a fridge, kettle and tea, coffee and biscuits. There was a small, shallow pool for swims and a sauna. At the front of the hotel (castle view) there was street noise and at the back, there seemed to be a generator making noise night and day. The windows only opened slightly but even with them closed, the noise was disturbing but could be reduced with ear plugs. We stayed in early March when the highest temperatures did not go above 12 or 13 degrees and yet the rooms were warm and the heat affected sleep. The breakfasts were adequate but I've had better elsewhere for a lower price. There was some fresh fruit, basic cereal, cheese and ham and each person could choose an item from the cooked breakfast which could be a full Scottish cooked breakfast, smoked salmons waffles with bacon and maple syrup or a variety of egg dishes. The quality was so-so but it did the job of filling us up. The hotel website stated the hotel was fully accessible and while there is an outdoor ramp, there are a few steps to get to reception and more to get to the breakfast or dining/bar area. There are lifts to the rooms. There were also fairly steep steps to get to the pool and sauna area (and more steps from the changing rooms up to the pool) that might be challenging for anyone with mobility issues. During our stay, a fire alarm went off at 6am. While this can sometimes not be helped, it was a little worrying to see the complete lack of response from the hotel staff. There did not appear to be someone who was in charge and no-one was proactively giving any information to hotel guests. No-one actually gave an all clear for guests to return to their rooms. It was concerning to think how ramshackle any evacuation plan might be in the event of a real fire. Staff were lovely and helpful but many seemed to be new and I had the impression there were not being given adequate support or guidance.
